How is the estimate actually calculated?

We start with your address and pull your roof's real square footage from aerial imagery instead of asking you to guess. If you add photos, an AI model reviews them for visible damage or wear. You tell us directly how many chimneys and skylights you have, since those are easy to miscount from a photo. Every line item, tear-off, materials, underlayment, flashing, and so on, is priced against the contractor's actual rate card, then added up. Nothing is a flat guess.

Is the estimate binding?

It's a real, itemized price based on the information you gave us, not a marketing teaser. The contractor still confirms everything on-site before work starts, since a photo and a satellite image can't catch every detail of a roof. Expect the final number to be close to what you saw, not a bait-and-switch.

What does "vetted" mean?

Before a contractor's pricing goes live on LocalHomePro, we confirm their license is active and their liability insurance is current directly with the licensing body and the insurer, not just by looking at a certificate they sent us. We check periodically after that too. If either lapses, they stop receiving estimate requests until it's resolved.

Where does LocalHomePro operate?

We're starting in Sioux Falls, SD, with roofing as the first service. More home service categories and areas are coming as we vet more contractors.

Do you handle gutters, downspouts, or siding?

Not yet, and not as part of a roofing estimate. Those are handled by different trades. Once we've vetted contractors for those categories, we'll list them separately.

I'm filing an insurance claim for hail or wind damage. Does that change anything?

Let us know on the estimate form. You'll still get the same itemized pricing; the difference is your contractor can help document the damage and work with your insurance adjuster once you're ready to move forward.

Is financing available?
